Through Castillo Construction and Investment (CCI) we transform Vision to Reality by providing our design Built Build Services.  Our team collaborates with clients to develop a lasting impression and create unique real estate projects through our process. From concept, architecture and all the details of construction through interior design and completion, CCI  is there to create what our clients imagine.  We currently  executing the design build projects of Vila Andrea Residence I and II.

The CCI Process 

1-Site Selection

• Evaluate potential site
• Zoning and Code evaluation
• Preliminary site plans
• Density Studies
• Perform market research to understand what real estate project should be develop on the site which can be absorb by the market

2-Preliminary Design/ Proposal/Schedule

• Develop a detailed site plan, floor plan, interior and exterior building design
• Client proposal that includes a detailed specification guideline
• Provide detailed schedule outlining design, engineering and permit approval
• Create project renders

3-Pre-feasibility Studies/ Fiduciary Establishment /Pre-sales

• Develop financial analysis to create investment strategies and evaluate investment returns
• Develop business plans to present project to clients and banks
• Update constantly financial analysis as the project budget advance
• If required, established fiduciary agreement
• Manage the pre-sale phases to secure deposits

4-Obtain Investment Capital and Debt Services (If required)

• Find investment capital from Investors in exchange of equity at local or international market
• Find Senior Debt at the local or International market

5-Pricing control 

• Control scope to ensure the design intent and budged remains as proposed
• Create construction drawings that align directly with scope and budget
• Continues budged updates
• If required, assist with bidding project at the market to hire the builder that provides the best offer from the technical and economic stand point

6-Engineering and permits approval

• Coordination of all team members throughout design review
• Coordination of all permit requirements throughout city approval process

7-Construction Supervision 

• Construction team coordinates all aspects of a build
• Develop detailed day-to-day schedules
• Weekly client updates with CCI’s «three week look ahead»
